The seller may accept an offer prior to auction. If an offer is accepted prior to auction, the auction event will be canceled as well as any preview/open house that is scheduled to occur after the accepted offer. Auctioneer has the right to cancel, postpone, or reschedule an auction. Property information is deemed to be reliable, but cannot be guaranteed. Information should be verified by the buyer's agent or the buyer. All property dimensions are only approximations. Buyers shall rely entirely on their own judgment and inspections of property records. Buyer is responsible for reviewing the auction listing prior to close of sale to inspect any changes, corrections, or additions to property information. PROPERTY IS BEING PURCHASED AS IS WHERE IS. SALE IS NOT CONTINGENT ON INSPECTION, APPRAISAL, OR ANY OTHER FINANCING CONTINGENCY. All prospective bidders must register to bid. A $5,000 NON-REFUNDABLE deposit is due by Monday, September 21st, 2026 at 4:00 p.m. Closing within 30 days of auction. Bidder’s Information packets available per request. A 8% buyer's premium will be added to the final bid to establish the final sales price. The successful high bidder will be required to sign a Real Estate Purchase Agreement immediately upon conclusion of the bidding. Failure to execute and return the contract with deposit will be considered a default. Title will be supplied by seller at seller’s expense, giving marketable title subject to restrictions of record.
